Emergency Rental Assistance Reform Amendment Act of 2025

This law changes the rules for getting emergency rental help and clarifies what an 'emergency situation' means.

What This Bill Does

  • Requires people applying for Emergency Rental Assistance Funds to provide proof that they need the money because of a sudden problem, like losing their job or having high medical bills.
  • Clarifies what an 'emergency situation' means in terms of needing immediate financial help to avoid homelessness or eviction.
  • Gives the Mayor power to make rules about how to apply for Emergency Rental Assistance Funds.

Who It Names or Affects

  • Tenants who apply for Emergency Rental Assistance Funds
  • Landlords dealing with eviction cases involving emergency rental assistance applications

Terms To Know

Emergency situation
A sudden problem that makes it hard to pay rent and needs immediate help.
ERAP provider
An organization that processes emergency rental assistance applications.

Limits and Unknowns

  • The law does not specify what happens if a landlord fails to provide payment information needed for an ERAP application.
  • It is unclear how the new rules will affect tenants who cannot document their emergency situation due to unforeseen circumstances.
