Section

562B.14,

subsection

7,

Code

2025,

is

amended

to

read

as

follows:

7.

a.

Each

tenant

shall

be

notified,

in

writing,

of

any

3

rent

increase

at

least

ninety

days

before

the

effective

date.

Such

effective

date

shall

not

be

sooner

than

the

expiration

5

date

of

the

original

rental

agreement

or

any

renewal

or

6

extension

thereof.

b.

The

landlord

shall

not

increase

the

amount

of

rent

more

8

than

once

per

calendar

year

unless

reasonably

necessary

for

one

9

or

more

of

the

following

reasons:

(1)

An

increase

in

insurance

premiums

paid

by

the

tenant

to

11

the

landlord

under

the

rental

agreement.

(2)

An

increase

in

infrastructure-related

expenses

of

the

13

manufactured

home

community

or

mobile

home

park

paid

by

the

14

tenant

to

the

landlord

under

the

rental

agreement.

EXPLANATION

The

inclusion

of

this

explanation

does

not

constitute

agreement

with

17

the

explanation’s

substance

by

the

members

of

the

general

assembly.

Under

current

law,

a

tenant

must

be

notified

in

writing

of

19

any

rent

increase

at

least

ninety

days

before

the

effective

20

date

of

the

rent

increase.

Additionally,

the

effective

date

21

of

the

increase

shall

not

be

sooner

than

the

expiration

date

22

of

the

original

rental

agreement

or

any

renewal

or

extension

23

thereof.

This

bill

provides

that

a

landlord

is

not

allowed

24

to

increase

a

tenant’s

rent

more

than

once

per

calendar

year

25

unless

reasonably

necessary

for

one

or

more

of

the

following

26

reasons:

an

increase

in

insurance

premiums

paid

by

the

tenant

27

to

the

landlord

under

the

rental

agreement,

or

an

increase

28

in

infrastructure-related

expenses

of

the

manufactured

home

29

community

or

mobile

home

park

paid

by

the

tenant

to

the

30

landlord

under

the

rental

agreement.
